On a commercial building, the roof is a business risk. A leak over the wrong room is inventory, equipment, or a day of lost revenue, not just a ceiling stain. We handle low-slope commercial systems across Central Ohio: full tear-offs and new membrane, repairs, and the detail work around HVAC curbs, drains, and penetrations where flat roofs actually fail.
Black rubber. The most forgiving choice in a cold climate: high elongation, moves through freeze-thaw without stress cracks, 30 plus year lifespan, puncture resistant, and typically the lowest cost per square foot. Our default for Central Ohio buildings.
A white reflective membrane that bounces 75 to 80 percent of the sun's heat, which can meaningfully cut cooling costs on a big conditioned box. Runs 20 to 30 years. It earns its keep on large buildings with serious cooling loads.
The specialist. Chemical and grease resistant, which is why it goes on restaurants and any building with kitchen exhaust dumping onto the roof. If grease hits your membrane, EPDM and TPO both degrade and PVC does not.

Flat roofs are not actually flat, they are pitched to drains. When a drain clogs or the pitch is wrong, you get ponding, and standing water finds every weakness you have.

Usually EPDM, because it handles our freeze-thaw cycles and lasts longer here. TPO makes sense on a large, heavily cooled building where reflecting heat cuts a real number off your energy bill. If you have kitchen exhaust, PVC.
Often, yes. Most commercial leaks are at penetrations, curbs, or drains, not the field. If the membrane still has life, a repair is the right call and we will say so.
There is noise and there are dumpsters. Beyond that we phase it, keep the site clean, and never leave an open section exposed overnight.
Yes, and on a flat roof it is worth it. Most commercial roof failures are things that were visible and cheap a year before they became expensive.
