Roof Replacement
Anybody can nail shingles to a deck. What keeps water out of your house for the next 30 years is everything underneath them, installed in the right order. Here is exactly how we build yours.
A roof replacement is a full tear-off down to the decking, an honest look at what is under there, and then eight layers rebuilt to the manufacturer's spec. We do not roof over your old shingles. We do not skip the starter course. We do not reuse your flashing. Those are the shortcuts that turn a 30-year roof into a 12-year roof, and they are invisible from the driveway, which is exactly why they happen.
The plywood or OSB your whole roof sits on. Once the old shingles are off, we walk every square foot of it. Anything soft, delaminated, or rotted gets replaced before another layer goes down. You cannot fix a bad deck from the top.
Metal along the bottom edge, installed under the underlayment. It sends water off the edge into the gutter instead of letting it wick back and rot your fascia. Eave drip edge goes on before the underlayment. Rake drip edge goes on after it. Order matters here and a lot of crews get it backwards.
A self-adhering membrane at the eaves, in every valley, and around every penetration. It seals around the nails driven through it. Ohio code requires an ice barrier at the eaves for a reason: when an ice dam backs water up under your shingles, this is the only thing between that water and your ceiling.
The secondary barrier across the rest of the deck, lapped so water always runs over a seam and never into it. Synthetic beats old felt on tear strength and water resistance, and it does not wrinkle when it gets wet.
A purpose-made starter course along the eaves and rakes with the adhesive strip in the right place to lock down your first row. Some crews cut up field shingles for this. That puts the adhesive in the wrong spot and hands the wind an edge to lift.
Step flashing where the roof meets a wall, valley metal, pipe boots, and chimney flashing. Almost every leak we get called out to is a flashing leak, not a shingle leak. We use new flashing. Reusing old flashing to save a hundred dollars is how you buy a ceiling stain.
The part you actually see. Nailed in the manufacturer's nail zone, at the right depth, with the right count for the wind rating. High nails and overdriven nails both void the warranty and neither one shows from the ground.
Purpose-made cap shingles over the hips and ridge, plus proper ridge ventilation so your attic can breathe. A roof that cannot exhaust heat and moisture cooks its own shingles from underneath and shortens the life you just paid for.
Not every roofer thinks all eight of these matter, and plenty will leave two or three of them out. You will never know, because every single one of them ends up buried under the shingles you can see from the driveway. That is exactly why they get skipped. Every layer here is doing a specific job, and your roof only lasts as long as it is supposed to when all eight are there doing it. When you collect quotes, ask what is going under the shingles. The answer tells you who you are dealing with.
Questions
Most Central Ohio homes are a one-day tear-off and install. Larger or steeper roofs, or ones where we find decking that needs replacing, can run into a second day. We tell you which one you are before we start, not after.
We do not. A layover hides the decking so nobody can inspect it, traps heat that ages both layers early, and it means your flashing is old. It is cheaper on the invoice and more expensive on your house.
If the damage is from a covered event like hail or wind, often yes. We document the damage properly and deal with the adjuster. We will also tell you honestly when we do not think you have a claim, because a denied claim wastes everybody's time.
We show you. Photos, before it gets covered up. Decking replacement is priced per sheet and we tell you the number before we install it, so there is no surprise line item at the end.
That is what the free inspection answers. If your roof is structurally sound and just weathering, our shingle sealant may buy you years for a fraction of the cost. We would rather tell you that than sell you a roof you do not need yet.
