This is a standalone service. It is not an add-on to a roof replacement and it never will be. If your roof has good bones and is just weathering, sealant can buy you years for a fraction of a tear-off.

Here is the thing nobody in this trade wants to say out loud: a huge number of the roofs getting torn off in Central Ohio right now did not need to come off yet. They were structurally fine. The decking was solid, the flashing was intact, the shingles had just dried out and started losing granules. That roof does not need thirty thousand dollars. It needs to be sealed.

What the sealant actually does

Restores flexibility

Asphalt shingles fail because they dry out. The oils that keep them pliable cook off in the sun year after year until the shingle gets brittle, curls at the edges, and cracks. Our spray-applied sealant penetrates and restores that flexibility so the shingle can move with the weather again instead of shattering.

Locks down granules

Those granules are your shingle's sunscreen. Once they wash into your gutters, the asphalt underneath is exposed and the clock speeds way up. Sealant binds the remaining granules in place and stops the bleed.

Water, wind and hail resistance

A sealed shingle sheds water instead of absorbing it, holds its edge against wind lift, and takes a hail strike without the brittle shatter you get from a dried-out roof.

Looks like a new roof

The finish comes back deep and rich instead of chalky and grey. Your neighbors will assume you replaced it.

When sealant is the wrong answer

We will tell you

Sealant cannot fix a roof that is actually failing. If your decking is soft, your flashing is shot, there is active leaking, or the shingles are past the point of restoration, sealing it is throwing money at a roof that needs to come off. In that case we say so. That is the entire point of a free inspection: finding out which roof you have before you spend anything.

Is shingle sealant part of a roof replacement?

No. It is a completely separate service and it is never bundled into a replacement. It is the alternative to one. If your roof is sound, sealant extends it. If your roof is done, you need a replacement. You do not need both.

How much life does sealant add to my roof?

On a sound roof, several years of restored performance for a fraction of what a tear-off costs. The honest answer depends on how far gone your shingles are, which is what the free inspection tells us.

What kind of roof is a good candidate?

Any structurally sound roof, and the earlier the better. Solid decking, intact flashing, no active leaks, with shingles that are starting to dry out, go chalky, and lose a few granules. That can be a roof at seven years or one at seventeen. The sooner you seal a healthy roof, the more life you lock in, so this is not something to wait on. What sealant cannot do is save a roof that has already failed.

Does it work on a roof that is already leaking?

No, and anyone who tells you otherwise is selling you something. An active leak means something has failed. Sealant is restoration for a sound roof, not a patch for a broken one. We would find and fix the leak first, then talk about whether the rest of the roof is worth sealing.

Will it look painted or fake?

No. It soaks in rather than sitting on top like a coating. The result is a deep, rich, wet-looking finish, not a paint job.
